Origination
Client-directed pending operational expansion of existing facility or new location requirement.
Develop target search area(s) based on net usable acreage and optimum location based on operational needs.
- Coordinate with client for their property requirements including vertical need(s) and outdoor storage performance specification
Land Sourcing
Leverage extensive network of real estate professionals and landowners to develop both on and off-market opportunities.
Research environmental history and municipal land-use requirements.
Complete property underwriting
Feasibility and Due Diligence
Manage scope requirements and procurement of geotechnical evaluation, property survey, environmental
evaluation and land use feasibility.Evaluate municipal land use code requirements including direct coordination with applicable municipal officials.
Review easements, covenants, access and traffic patterns
Tenant Design
Source and develop conceptual site plan, floor plan, and elevations
Work closely with Customer to modify or adjust desired design
Manage weekly project update meetings with design team and client
Originate and maintain project budget and master schedule from due diligence through construction completion.
Construction
Continue weekly OAC meeting with Customer
Weekly update on 2 week outlook, photos, and schedule
Onsite camera installed for everyone to view the project
Special inspections conducted during each phase of construction
Scheduled punch list walk through and completion within 30 days
Construction Close Out
Customer receives closeout package
Contains manuals and product data, warranties, as built
drawings, copies of all governmental authority approvalsComplete before and after drone photos of project, and time-
lapse of build
Delivery to Operations
Introduce Customer to operation team.
Contractor’s maintenance division will handle property related maintenance that comes up
Asset Management team involved in both the construction and property operations
